HM Land Registry’s digital registration portal as the only way to submit applications is now live as of last month, with the body no longer accepting paper or scanned copies of AP1 submissions to make changing to existing titles through its portal. First applications of title will still be accepted as a paper submission.

The long-anticipated change comes as part of its Strategy 2022+ initiative, with the intent of making property transactions as streamlined and easy to manage as possible. In fact since the introduction of the service in the interim period before mandatory digitisation, requisitions for incorrect name and fee errors fell 40% through the Digital Registration Service.

Whilst no doubt an efficient move for HMLR, the change has no doubt affected many solicitors and conveyancers – many of whom will have utilised the option to have forms executed by hand and then subsequently scanned them into the system. A change of processes is no doubt required.

Transformation can be daunting, but the process of digital transformation in the legal sector is already well underway and, especially considering the rhetoric of the Ministry of Justice in the past few years, is only going in one direction.
